THIS building may make for a tranquil woodland retreat, but be prepared to catch the faint smell of gunpowder on the sea breeze.

A former Royal Navy munitions store in Gosport is up for sale freehold with a price tag of £35,000 to £45,000 through Clive Emson, the regional land and property auctioneers.

The unusual property, reassuringly cleared of its explosive stock, has 5,000sq ft of space in a wooded area off Britannia Way, Priddy’s Hard.

Rob Marchant, auctioneer, said: ‘Someone fired up with imagination could make a go of this place, which is tucked away in overgrown woodland.

‘The building, a remnant of the then British Empire’s military might, may offer scope and potential for a variety of uses, including storage, subject to all the necessary consents being obtainable.’

Starting at 11am, the sale takes place at The Ageas Bowl, on Wednesday, February 12, with 14 lots.
