Norman Geehan has been praised by his neighbours for his quick-thinking, alerting them to a fire which could have cost them their lives.
Betty and Brian Fitzpatrick slept through the blaze and had to clamber out of a window at Harbour Court, Bosham as the heat was too great at the front door.
The fire threatened to explode two gas cylinders in the garage.
Mr Geehan was first to spot the fire. The 59-year-old said: 'My partner woke up and said she could hear water dripping.
'I had a look round and couldn't find anything. I opened the curtains and saw an orange glow. I looked to the left and saw 20ft flames coming out of the house.'
Mr Geehan dialled 999 and ran out in a dressing gown, banging on the doors of the Fitzpatricks' home.
Mrs Fitzpatrick, 84, woke up and smelt the smoke.

Bob Adderley is known throughout the community as a familiar face.
He has been campaigning to keep Southsea's Pyramids Centre open for almost two years and has given hope to the residents in the area that the leisure centre might not close.
Bob, who is chairman of the Friends of the Pyramids, attends almost every council meeting to fight for the centre that he so dearly believes in.
And he has the backing of thousands of people. Last year a 9,000-signature petition from local residents to keep the swimming pool and leisure complex open was handed to the Lord Mayor.
And in a survey carried out by council officers involving 157 people, 74 per cent – 101 people – wanted a leisure centre at the site.
This has made Bob even more determined to give the people what they want.
