The property at 21 Westhampnett Road is among 154 lots at the July auction being held by independent regional land and property auctioneer Clive Emson Auctioneers.

Guide priced at £310,000 to £320,000, the freehold four-storey property is currently fully let as a Licensed House in Multiple Occupation (HMO) arranged as five letting rooms, with ancillary accommodation, producing £25,200 a year.

Auctioneer Richard Payne said: ‘This centrally situated and convenient property, which has a gas fired heating system and a good size rear garden, is considered suitable for conversion into a single dwelling, subject to a local authority inspection once vacant.’

The auction is being staged at the Brighton Metropole on Wednesday, July 27, at 11am.
