Weaverlands, Hambledon

Guide Price: £1.5m

It’s quite normal to feel a little deflated in January – the Christmas and New Year season has passed and the days are yet to become significantly longer.

Weaverlands is an old brewery owner’s house with the first part built around 1805 and extended six years later.

When Francis Hartridge bought the attached brewery it became home to the his family which still runs the company famous across much of England for its fizzy soft drinks, fruit juices, and tonics range after Second World War bombs destroyed the brewery.

Despite more than 200 years of its own history, the house is a relative newcomer to the village.

For 3,000 years there has been a settlement in Hambledon and the human foot print of history can still be discerned; it has the site of a Roman villa, a Saxon church, and a significant medieval manor house. The village continues to make its mark.

As well as the rules of cricket being laid down at the Bat and Ball pub, which still stands opposite a cricket pitch, it has also played a major part in the renaissance of English wine so it may come as no surprise to learn that Weaverlands has a 16ft wine cellar ready racked to store a generous quantity of bottles and cases.

In addition to the 4,125sq ft of living space within the house, there is another 2,388sq ft of usable space offered by a range of outbuildings.

In addition to stabling to serve the paddocks, with their own access through the neighbouring road in The Maltings, the house has a swimming pool and all-weather tennis court plus magnificent gardens and grounds boasting a fine selection of mature trees (and a tree house!) including an outstanding Eucalyptus, lawns, and a private flint-walled garden with flower borders.

In all, the grounds amount to 4.79 acres.

The impressive living space offers four reception areas and seven bedrooms, the master with an en-suite.

The provision of a lower level bathroom in part of the house could allow creation of an annexe embracing the sitting, morning, and utility rooms together with the study with its own staircase leading to three bedrooms above, subject to consents.
