Q – I’m selling my house. How can I make the survey go as smoothly as possible?
A – The survey can be one of the most nerve-racking moments for a vendor when selling their home.
In nearly all cases the buyer’s mortgage lender will insist on a Mortgage Valuation Survey to double-check the property’s worth.
Often a Homebuyer Survey and Valuation will be required too or, in some cases, a more comprehensive Building Survey to inspect for any defects or issues.
It is the chartered surveyor’s job to cast his or her professional eye across your property.
By being prepared for their inspection you can make the process as smooth as possible for all concerned.
Firstly, make sure you are at home for the survey appointment and leave enough time if you are away from work or have other commitments.
Lift any drain covers, pull loft ladders down, and make sure the house is presentable, tidy and clutter-free.
Move any furniture which may hinder an inspection, and don’t forget the surveyor will want to look at the garden and any outhouses as well as the loft.
Have any relevant documents to hand, such as a list of guarantees, planning and building regulation consents, and details of any work carried out.
Importantly, don’t be afraid to ask the surveyor if he or she is from a local firm registered with the Portsmouth Property Association (PPA).
Ask how long he or she has been qualified, whether they are a Member or Fellow of the Royal Institution of Chartered Surveyors (RICS) and how long they have been practising in the area.
There is no substitute for experience.
