Lost Portsmouth pub, four Waterlooville flats and former MoD maisonette in Gosport among lots to go under auctioneer's hammer

A pair of semi-detached houses at 52 and 52A Church Road, Landport, Portsmouth, formerly the Ashburton Arms, will go under the hammer in an online auction, run by auctioneers Clive Emson, on Wednesday, November 4.

The houses are guided at £260-280,000 and are currently let to university students at £21,000 per annum, with one of the six letting rooms empty.

The Ashburton Arms closed in 1982, before it was converted to residential and office use. The pub sign’s bracket is still in place.

Rob Marchant, Clive Emson’s Hampshire auctioneer, said: ‘The properties are producing a very healthy rental yield and are considered ideal for addition to an income producing property portfolio.’

Also included among the lots is a freehold investment in Waterlooville.

Flats 1-4, 4B Highfield Parade, with land east of Highfield Avenue, are guided at £280-300,000.

Rob Marchant, Clive Emson’s Hampshire auctioneer, said: ‘This is an unusual freehold investment opportunity to acquire the freehold land including the yard and service area around the Highfield Parade and also the central wedge which includes four residential flats, two of which have been sold off on long leases but two let on assured shorthold tenancy agreements.’

Other lots include a three-bedroom house at 21 London Road, Cowplain, Waterlooville, guided at £150,000, a two-bedroom bungalow at 37 Rushfield Road, Liss, guided at £230-250,000, a 3.56 acres plot at Woodbury Lane, Rowland's Castle, estimated at £120-140,000, and a 0.22-acre freehold plot of land, on the west side of Lythe Lane, Stroud, Petersfield, guided at £12-15,000.

A two-bedroom maisonette at 32 Magennis Close, Gosport, is guided at £75-80,000 and has a 125-year lease dating from 1989.

Senior auction appraiser Mike Marchant said: ‘Situated on what was formerly the Rowner Ministry of Defence estate, this second and third floor maisonette has in recent years been let producing a worthwhile income and is considered ideal for continued usage in this guise or alternatively perhaps for owner occupation.’

Clive Emson’s auction in September raised £21m for clients; with an overall success rate of nearly 80 per cent, with more than 100 properties exchanging contracts.

‘However, the whole team has pulled together throughout, offering a great service to clients embracing technology that although we have had in place for a number of years has not been widely used previously.

‘Hopefully, at some point next year, we may be able to once again have a ballroom auction option for our clients but this really depends on both the current situation and enabling everyone to have a fair opportunity to bid.’
