The BCO Awards recognises excellence in customer experience within the office sector, celebrating workplaces that go beyond design and functionality to deliver an outstanding experience for occupiers, employees and visitors.

Managed by Avison Young on behalf of Portsmouth City Council since 2019, LNH offers 640,000 sq ft of Grade A office space to 60 occupiers across a 130-acre site, including a 19-acre lake. The award recognises its customer experience strategy, built around a vision of going ‘beyond the office’.

At the heart of that strategy is ‘My Lakeside’, the digital platform launched in February 2023. It gives occupiers and visitors one place to book events, receive live campus updates, share feedback and generate visitor QR codes. Registered users have reached 2,400, equivalent to 96% of average daily footfall, well ahead of the 44% average registration rate at comparable sites.

The results speak for themselves:

  • 88.7% of occupiers rate LNH as better than other workplaces they have experienced, while 98.83% describe the on-site team as friendly or extremely friendly (2025 occupier survey)

  • Attendance at events and workshops promoted through the app is up 65%

  • Occupancy is strong and the market tested rent fully reflects the value companies feel about being located at Lakeside

  • Front-of-house benchmarking scores have risen from 70% in 2021 to 85% in 2025

  • Over 8,500 solar panels recently installed at the campus are expected to generate around 4,000 MWh a year, meeting around 50% of the campus's electricity demand and saving over 900 tonnes of carbon annually

The campus runs a year-round programme of events, from wildlife walks and wellbeing workshops to Lakeside's Got Talent and the Lakeside Cup football tournament.

Female participation in the tournament reached 39% in 2025 after the introduction of mixed-gender teams. Partnerships with organisations including Hampshire & Isle of Wight Wildlife Trust, Hampshire Chamber of Commerce and Rowans Hospice extend the benefits beyond the estate.

Simon Bateman, Asset Manager at Lakeside North Harbour, said: “Our aim has always been for Lakeside to go beyond the office, with a workplace that supports wellbeing, builds community and treats sustainability as part of everyday decisions. To be recognised by the BCO for that approach is a real source of pride for us and for our partners at Portsmouth City Council."

One Lakeside occupier summed up why the campus is so special: "It’s that genuine sense of community that brings everyone together, the friendliness of the people who work here, and of course the unique little haven of wildlife and tranquillity tucked away in the middle of a major city that make Lakeside so special. My favourite LNH moment isn’t just a single moment, it’s the combination of countless experiences over the past 13 years that have truly made me feel part of the family.”
